Home: A house with a friendly face, a sunny doorway into a space of hardwoods and hearth, window light and welcome. You’ll feel it when you step inside; people have been happy here. Brazilian cherry floors extend from the living and dining room into the spacious, eat-in kitchen. A kitchen that is—for very good reason—the homeowners’ favorite part of the house. It could be because friends tend to gather in here, filling it up with good memories, or because there’s so much room to cook, with plenty of cabinets (even a few wine cubbies). Or it could be the beautiful butcher block countertops mirroring the warm wood tones of the floor, such a nice pairing with the clean white of the cupboards. Maybe it’s because this is where the coffee’s brewing and the kitchen island even gives you a spot to sit and sip in the morning.

As good as it feels to be in the kitchen, it’s also handy to open the back door straight out to the fenced back yard. That’s where the lilac and hawthorn bloom, where the patio waits, where the garden grows. Move dinner out to the patio in summertime, plant strawberries, run around with the dog. Back inside, two bedrooms and a full bath are ready on each floor for you, for guests, for office space or artist space. An unfinished basement and detached garage make room for projects and storage. Size, condition, location and character—this home feels complete.

Community: This house on the corner of S. 10th & Puget Sound belongs to Central Tacoma and the vintage, vinyl and cafes of 6th Ave, and it’s just a 5 minute drive to Proctor markets too. The pull of this central location is strong; it fits what we hear so many of our clients describe when they tell us what they’re looking for in a home: a place with local roasters, independent businesses, parks, and schools all within just a few blocks. The homeowners love rambling along the trails at 20-acre Franklin Park just a couple of blocks south, and wandering the scenic University of Puget Sound campus just over 1/2 a mile to the north. They also recommend starting the day with Valhalla Coffee, packing a few games and heading to Beer Star after work, or traveling east along 6th Ave for date night at Primo Grill.

Eat-in Kitchen

We’re breaking tradition and starting here in the kitchen because we can’t help ourselves this time, it’s the homeowners’ favorite room, and has established itself as the heart of the home. Just imagine you already belong and you came in the back door today, right into this kitchen with cherry floors, space to cook and chat and sip coffee and mix smoothies and dance with the chef. Tile lines the wall from countertop to ceiling starting at the sink and wrapping around past the stove. Enjoy the brand new dishwasher and the 2021 oven/range. Expect friends and guests to follow you in here, to congregate and offer to help and create a bit of bustle. This room offers ample storage, lots of light, a door straight out to the fenced yard, and a doorway to the hall where you can reach the main floor full bath, two bedrooms, and a coat closet too.

Living Room

If you started at the front door, you’ll come right into this fireside living room with windows facing north and east, Brazilian cherry hardwoods, a tile hearth, a classic white mantel, and an elegant arched opening into the dining room. Look through the wide front window to pink cherry blossoms in spring. Settle in with a book, with a friend, with a lapful of cat, with a pot of tea.

Dining Room

You can always pull a stool up to the kitchen island for a quick bite, but this dining room invites you to take a bit of time, choose a pleasing plate, fill your glass, make your meal—whether it’s peanut butter toast or grilled salmon surrounded by roasted veggies—and settle in for a moment of appreciation. Get fancy when you feel like it—fresh flowers, a gravy boat, candlesticks, the whole shebang. But dining rooms don’t have to be formal at all. Toss the linens aside and spread out a board game. We think you’ll like it here.

Two Main Floor Bedrooms

The front bedroom in the SE corner of the home overlooks Puget Sound Ave and is finished with the same hardwoods extending through the kitchen, living and dining room, and into the hall. A second main floor bedroom is set in the SW corner of the home overlooking the back yard with a carpeted floor and open shelving alongside the closet. The main floor full bath stands conveniently between these bedrooms.

Main Floor Full Bath

One up, one down. It’s awfully nice to have a bathroom on both floors. Finished with tile and neutral tones, this bathroom is tucked into the hall, giving it a private, out-of-the-way location that’s still easy to reach.

Second Floor Primary Bedroom

Just like the main floor, the second floor offers two bedrooms and one full bath. Depending on the needs and size of the household, this entire second floor could live like a primary suite complete with this north bedroom, the landing area, full bath, and an office/studio/lounge at the south end.

Second Floor Full Bath

Take a left at the top of the stairs into this full bath with a tile floor, storage in the vanity, and a shower bath (we hear the shower pressure is great—it’s the little things!).

Second Floor South Bedroom & Landing

Find the fourth bedroom at the south end of the second floor, right outside the bathroom. It’s made an excellent office space in recent years.

Unfinished Basement

Basement photos aren’t as pretty and exciting as all those rooms with hardwood floors and lovely window light, but this is some good space down here! The laundry area includes a washer, dryer, and double-basin utility sink, water heater, and crawl space access. The other areas are great for storage or even a home gym. Stow camping gear, seasonal decorations, art supplies, and whatever else you like to have around.

Garage & Garden

A lawn wraps around the front and sides of this 5,280 sq ft lot, with a detached garage ready on S. 10th Street. But our favorite part of the property is the fenced back yard. A paved area borders the house where the back door opens from the kitchen making a perfect spot for the grill in summer. A white lilac blooms near the raised beds, and a hawthorn tree creates a shady corner. Move your meals to the patio on the upper terrace for the warm months. Plant lettuce and berries and tomatoes, soak up a bit of sun.

Use the garage for parking or storage, it’s up to you. Don't forget the homeowners made garage roof repairs in 2021 (new shingles, support beam, and gutters) and the paved driveway offers off-street parking too.
