When people describe what they’re looking for in a home these days, we often hear about good outdoor space, extra room for an office or creative work, and the desire to be near shops, cafés, parks, and groceries. For those in search of just such a home, we have good news. Half a mile from the University of Puget Sound and the markets of Proctor stands a home with a fenced back yard, plenty of work-from-home space, off-street parking and room for a garage. Oak hardwoods cover the main floor living area with two bedrooms and a bath down the hall. The bathrooms feature updated fixtures and the kitchen was equipped with all new appliances in 2020 along with custom cabinets from Heritage Homecraft.

The finished basement extends the living space with its three bonus rooms and ¾ bath with laundry. Beyond offering just rooms for working, the home is equipped for CenturyLink fiber (synchronous gigabit—1,000 Mbps download/upload) and the lower level rooms are wired for Ethernet.

Young maples border the front lawn while a stone patio, raised beds, garden shed, raspberries, perfect pergola-covered hot tub or bbq spot, and a newly poured parking pad complete the back. Other updates include the sump pump and a 2018 roof and water heater. Make home on this calm and quiet North Tacoma block where the bustle of a farmers’ market, campus life and cafés are near neighbors; the best of both worlds.

Speaking of those worlds, to give you just a small taste of the location, let’s introduce you to some of the homeowners’ favorite walks straight from the front door. They loved heading east to wend their way through the scenic University of Puget Sound campus toward Lander for coffee, or heading north to Metropolitan Market to pick-up groceries. They walked to Top Pot for coffee and doughnuts so regularly the friendly staff knew their order. Walks along the Mason Path—a paved trail in the wide Mason St. meridian extending from Jefferson Park to N. 27th—have been another way they’ve loved to get outdoors. We have a much more extensive introduction to this North Tacoma location farther along, so make sure to read beyond the house tour to begin making friends with the area.

Living Room

Take the paved path from N. 15th St. across the tidy front lawn, then consider yourself welcome to step inside and explore. Notice first the oak hardwood floors underfoot. Refinished in 2018, these floors bring a sense of warmth and quality to the living room. Other details to notice are the tray ceiling, and the north-facing picture window. This large front window along with two east-facing windows provide good natural light.

Dining Area

An arched opening leads to a dining area where the hardwoods and tray ceiling detail continue. A front window and overhead light brighten this area that opens into the kitchen and hall.

Kitchen

The kitchen is equipped with appliances all new in 2020 including a retro-style refrigerator. Custom kitchen cabinets by Heritage Homecraft are also part of the 2020 kitchen renovation. Notice the classic white tile backsplash and large sink with a neighborhood view from the corner windows. Pass through the kitchen to reach the stairs to the finished basement, or to take the side door out to the fenced yard.

2 Main Floor Bedrooms

The whole finished basement is waiting below, but first complete the main floor tour with a visit down the hall to the two bedrooms and full bath. This first bedroom is situated in the back southeast corner of the home overlooking the back yard. Just across the hall in the southwest corner, you’ll find the second main floor bedroom. Each room is finished with oak floors, two windows, and a closet. With three more rooms downstairs, there’s flexibility in how to use each space. Use two rooms as bedrooms and still have an office, a playroom, and a studio space.

Full Bath

Find the full bath conveniently located between the main floor bedrooms. This full bath is updated with new flooring in 2020 and new toilets, sinks, and faucets in 2019. The wall mount sink is a nice vintage style touch. Privacy glass in the window, built-in shelving, and a tiled shower/bath complete the room. A closet in the hall offers additional space for linens and other items.

Finished Basement: Office + 2 Bonus Rooms

Take the stairs down from the kitchen to reach the basement, comfortably finished with soft carpet and plenty of recessed overhead lighting to keep each room bright. Take a look at this room in the front northeast corner of the home. Along with a wall closet, this room offers an added closet system with space for hanging clothes, as well as drawers, and a convenient built-in hamper too. The bathroom is just outside the door, so this is a convenient place to work, create, exercise, or play.

A second basement bonus room is located immediately on your right as you come down the stairs. This is another carpeted room, well lit with recessed fixtures, this time with windows to the south and west.

This third basement room makes for an excellent office or hobby space. If you plan to set up a home office, don’t forget that the house is equipped for CenturyLink fiber (synchronous gigabit—1,000 Mbps download/upload) and these lower level rooms are wired for Ethernet. Notice also the electrical panel and water shut-off valve in the closet area of this room as well as numerous outlets.

You’ll find another closet just outside this office space at the foot of the stairs, and don’t forget there’s a door out to the fenced yard from the top landing.

Laundry & 3/4 Bath

A spacious 3/4 bath and laundry area complete the suite of rooms in the finished basement. As in the full bath above, the sink, faucet and toilet were all new in 2019. Find the furnace and the 2018 water heater in the closet beside the washer and dryer. The new 2021 sump pump is under the sink. Cabinets over the laundry area provide additional storage space and a window in the south wall opens to the back yard.

Outside

This 5,160 square foot lot is level, well-maintained, and full of potential too. The front yard is bordered by a curbed street with a wide planting strip and sidewalks. Autumn Blaze maples flank the front walkway transforming from spring green to red in the fall. Open the gate on the west side of the house to reach a pergola covered area perfect for a hot tub or a bbq.

A round stone patio in back calls for lounge chairs, an outdoor dining set, and a big pitcher of iced tea. But if you’re feeling energetic and looking for purpose, the raised beds provide a place to plant, weed, tend, grow, and harvest. Organic soil and practices have been maintained, so flip through the seed catalog, or visit Garden Sphere nearby in Proctor for soil and seedlings.

They don’t look like much now, but a row of raspberries promises to provide beautiful berries in summer, and a Japanese weeping cherry will bud and burst into spring bloom in just a couple of months.

Store a mower, tools, bikes, or other supplies in the garden shed, or be inspired by the next door neighbors new garage and consider building one of your own. For now, there’s a newly poured parking pad in back and additional gravel parking space alongside the paved alleyway.

All in all, this is a yard made for enjoyment with space to rest, to work, to play, and to grow.

The combination of Metropolitan Market (where the cheese is plentiful, and the produce is always resplendent) and the Proctor Farmers’ Market makes fresh, beautiful, wholesome foods available every day of the year. So it may be time to find that little red wagon from when you were a kid and pull it down the street on Saturday mornings to fill with ripe berries, fragrant flowers, glowing honey, sweet buns, wild mushrooms, local eggs, and lots of bunches of leafy greens.

The Proctor Farmers’ Market brings people from all over Tacoma, but 4010 N 15th is lucky to be a 15 minute walk from where the farmers set up on Saturdays. Get a taste for the market on February 12 & March 12 before it gets going on a weekly basis again in the spring.

Carry your basket, roll your wagon, or tote your favorite big bag to hold all the goods from the Proctor Farmers’ Market on Saturdays, less than a mile from home!

The shops and markets we’ve mentioned so far are just the beginning of what Proctor has to offer. Go visit and you might find yourself at Chalet Bowl or settling in for a film at the Blue Mouse Theatre.
